This is all part of being in business as a landlord, it's the law, your wishes and desires, excuses or dislikes and opinions are irrelevant, you either comply or you don't and if you don't you MIGHT have consequences.

Not because the landlord is trying to be discriminatory, but because a reasonable finder of fact, if they disliked the landlord, could rule against them.In my state, at the very least, I would urge heavily against the questions that the original poster stated.
