IMHO, Lease Purchasing is an awesome investing strategy out there but you need to have a good understanding - which means educating yourself thoroughly and having air-tight contracts.

The other major repairs are having 4 old forced air furnaces that since the house is winterized I can't verify are in working condition.

The house is usually extremely dirty after one year - with the same air filter installed -(after I show them how to change it at the lease signing, and it is spelled out to change four times per year), weeds in the yard ( too hard to pull them out as they become big I assume), many times- cars parked half on the grass ( we always have two car driveways and garages - and it is spelled out in the lease not to do this), etc.

I haven't seen the house yet...rehab is in the air..But I do know you can get 450-550 a month in this area.
