It’s a small college town in Illinois (which the state as a whole is struggling) with 30k people in 2013 to about 22k now because the college usually brings in 14k students but now it only has about 8k and the budget cuts to the school have hurt the town.

I am a motivated 22 year old soon to graduate with no student loans, I am very motivated to start my real estate investing career. 

One key detail I neglected to mention is that my wife and I are also hoping to stay as close as possible to the University of Utah since we are both students there and our work is there as well.

On top of this, I also receive $3,200 monthly from VA (medically retired Army) and $3,400 for being a full time student using my education benifits (both not taxable).

Hey @Tim Steward- Consider looking into student housing around campus. 

Armchair agent attorneys, mistakes agents make and don't tell you about in a transaction until the last second or after the fact, notices from real estate commissions about (agent non-compliance for continuing education, back child support owed, student loan delinquencies, IRS tax levy request notices to broker on agents part of commission payout on a transaction,non-payment for agent license renewal fees, etc.)It goes on and on and on the drama.

Brother 1 - has 20k car loan, 5k personal debt, 3k school debtBrother 2 - 10k cc debtMe - 32k student loans, 10k car debt 0 cc debt My question is should we use the money to pay off some of our debt or keep leveraging debt and get another multifamily.
