In my extensive research of best areas for Airbnb nationwide, I came across a trend I wasn’t expecting.

All is ignored by what the real estate agent considered the industry standard.It is my opinion that if the target cannot afford the property, does not want the property, the trend is moving in a different way, you will find it extremely difficult to rent or sell the real estate investment.

Try fringe areas of NE Minneapolis where it's starting to be more trendy but still cheap.

I can see that what you mean by trend is not good time for adding commercial retail due to many shops closing due to Amazon and other online retail shops. 

These are all great states, but it is important to know what the market trend is.

Here is the trend I see in my Seller financed deals...- Majority of the sellers are older window women.- Properties were on the MLS and were not advertised as seller carry.- 60+ DOM- My offers have been presented to the sellers as a written letter from me outlining my plan and who I am, prior to a formal contract.- Sellers have owned the property 10+ years.- Seller have had some attachment to the property... mostly emotional.Hope this insight helps someone.Frank

-I can see the overinflated cities around the states cooling off and younger people moving to trendy cities they can actually afford.

In 2010, when I was 31, we moved from the rented town home in the trendy part of town to a not so good part of town where I bought a house.

A positive macro-trend is in place.

The city is hostile to landlords and real estate development and the trend is just getting started.
