All is ignored by what the real estate agent considered the industry standard.It is my opinion that if the target cannot afford the property, does not want the property, the trend is moving in a different way, you will find it extremely difficult to rent or sell the real estate investment.

Here is the trend I see in my Seller financed deals...- Majority of the sellers are older window women.- Properties were on the MLS and were not advertised as seller carry.- 60+ DOM- My offers have been presented to the sellers as a written letter from me outlining my plan and who I am, prior to a formal contract.- Sellers have owned the property 10+ years.- Seller have had some attachment to the property... mostly emotional.Hope this insight helps someone.Frank
