Whether or not you can get it waived or reduced, you should at least be able to postpone the deadline to pay.And I'd check with an attorney (this isn't legal advice), but I think you can seize the deposit.

So, if you have to put down 40% to actually cashflow ... then it means, you need to tight up close to $400k  to get some cashflow back.
