Any lien recorded "after a foreclosure" very likely means the city/county was Not notified/served in the foreclosure proceeding.....in that case the foreclosure would have no effect on the liens whatsoever.  

First and foremost I want a GC who doesn't lie through his teeth to win a job bid or prevent me from firing him for sloppy work and poor leadership of his work crew.I want a person who says he is licensed,bonded,and fully insured to bring me physical proof of said items instead of challenging me,"Don't you trust me pal?".

All was good until a financial storm came.I protect against risk with an operating cash cushion sufficient to pay the 3 mortgages for 3 months and handle a $500 repair with no income whatsoever. 

like if your getting your teeth cleaned and your dentist is moaning about making 1% on his SIDRA or does not like the stock market and you can talk to him about a real estate deal.. that is a private lender in the strictest meaning.Many HML are now advertising they are private money .. with the nuance that borrowers will somehow think they are cheaper than HML.. its all marketing perception. 

I'm a new member looking for advice about an opportunity I've been given.Due to my new job at a large mortgage lender, I started listening to BiggerPockets to familiarize myself with the real estate industry (math major, light underwriting experience, started with no real estate knowledge whatsoever).

This has far bigger teeth than wholesalers dealing in dirt, and using other peoples money is a great way to get a ticket to go to jail.

When we used a garden hose to hose off the roof, the next day one tenant called and said the roof's leaking in one bedroom, and another tenant called said they have a leak by the kitchen...there was absolutely no evidence of leak, no stain whatsoever inside, and tenants both said there wasn't any leak since they moved in. 

No loan whatsoever. 

Not sure how your failure would translate into my win, but since I have nothing whatsoever to lose, I guess I'm in!

Certainly a great place to cut your teeth if you have the capital to spend during the 'start up' phase.
