We purchased a cute tiny house (sleeps 2) that we plan to set up as a rental at our Christmas tree farm in Manvel, TX.  

In the meantime this issue with the tree  popped up.So what is reasonable to cover here?

This site has been a wealth of info, and I have requests out to a number of the recommendations, including tree service and foundation work.

And during initial conversations you'll get a lot of "interest" that is more just people being nice, not wanting to say no so instead they say "that sounds great, let me know when you have an offering" but really mean "this isn't my cup of tea." 

It is hard for that many people to be quiet.Keep filing noise complaints with city/county with hopes this will get them in line.Plant some fast growing trees to dampen the soundIs there an HOA you can complain to that might be able to levy fines?

Lots of overgrown & dead trees.
