Squatters usually end up with trespassing and various other charges (criminal mischief, burglary, theft, usually drug and weapons possession charges or they have outstanding warrants for other stuff/ are on probation).

AI can play a role in lead generatio and market analysis, but in the end you want an experienced human to be there on your side when stuff hits the fan.

Is there a software out there that you use or recommend to enter all of the expenses into that will help with totaling all the expenses accurately into proper categories for year end tax stuff or by each project?   

I have an opportunity to purchase 2 homes that are side by side that need a little bit of work (minor stuff) for basically the price of one in my area.

well at this rate they will get this stuff cleaned up.. now is the time to purchase one of those for a deep discount :).. 

A lot of stuff does not get done, you are forced to prioritize.

You have some interesting markets in FL that are still a little under the radar like Crystal River, but if you want a metro, Tampa/St.Pete is solid and still has inventory.But, there are A LOT of wannabe flippers and wholesalers who suck in FL so it is hard to just hop in and get stuff done before you build relationships.

We are pretty far out down lake from town so people have a tendency to stay longer or arrive mid week.
