I had no idea you could sign a contract and people could just walk away with your money and do whatever they want with it.

Question:If I take on two investors at 12.5%...can I avoid them having to sign the note and getting vetted?  

It should be spelled out clearly in the contract, and your legal council should be the one to look it over before signing.

My realtor is asking me to sign a Pennsylvania "Listing Contract (Seller Agency Contract).

You would just sign a commission agreement with them and they get paid at closing. 

Should I require them to get a signed lease prior to closing and them assigned that to me?

If they just needed one more month, they might extend and pay the premium.I mention that, because if you are OK with the resident and just want them to sign a lease, tell them the MtM price will go up effective September 1, and is $400 more per month.
