I laughed in his face and went with a local roofer, that came highly recommended, and paid $8800.

When the mold issue came up, I had roofers come out to give me quotes and one of them said it was the weirdest roof he'd seen in 10 years and it needed to be reframed before it needed a new roof.

I spoke to my roofer and he sent me pics of a few hotels being built close to the outlet.

Not an earth shaking thing but it matters when you think you have coverage but in fact you don't.By the way you could always go back and do a warranty deed on top of that QC deed to sort of "mend" the chain of title.

My deal is nearing falling through, after calling 50 GCs / roofers / carpenters in the area, not one has wanted to work with me.

Your roofer/cleaning service/handyman/landscaper should easily be able to send you before, during, and after pics at set milestones & your project manager is just there to keep them honest.

Thanks for the responses, we have a professional roofer going to the property tomorrow to assess the condition and lifespan of the roof.
