I would typically charge if there is either trash left behind or if the place is filthy.As for the dishwasher and in my personal opinion, it doesn't really sound like you have sufficient grounds to withhold any of his deposit here.

More CA specific info here - https://expressevictions.com/c...And this one says tenant must prove both that you accepted the payment AND did not notify them that partial payment would be insufficient.https://www.justia.com/trials-...So, post a new letter and include language that partial payments are not sufficient (and maybe put the legal phrase "accepted with reservation" that some other states require, as well).

The narrowest definition would entail having title pass with a contract rather than a deed recording.A good legal mind may be able to sufficiently “message” your docs so you fall within the agency reps.

I doubt a 'lien' would be sufficient; they'd probably look for a full-blown 2nd mtg and note (depending on your state's regs) to cover them on your house.

I'm not sure how the Tucson market is but I wasn't able to find any properties qualifying for the FHA loan program for a 4-unit property in Los Angeles because of the Self Sufficiency qualification.Now I'm looking at buying a single family home and buiding an ADU on it since there are many low downpayment, low interest loan products out there for this strategy.
