I’m not sure who sold the dream of Jackson being some golden pot of rentals to out of state investors but there’s always a ton of competition there for no apparent reason and most get sold into investments in terrible areas.

I was so sick of trying to make my own way in business that I really fonund the jack pot.

big melting pot of cultures but since the govmit owns all the housing .. they make sure there is no concentration of race or ethnic cultures.. each building has a ratio as to the entire population of the country. 

However, the $675 tenant's unit was extremely dirty, unkempt, had a broken range, had trash inside and outside, and smelled like pot.

Guests WILL put hot pots and pans down and burn Quartz. 

Can you find a wicker bench (used) paint it yellow for the front or red pots from a garage sale and add red flowers?

Cans and pots are heavy and get dropped.

So have a big stock pot.

Use that money and any extra savings I can add to the pot and build a 2nd cabin, get it cash flowing and repeat again.There's a property I'm checking out now that is 5 acres and is unrestricted in the NC mountains.
