Hadn't really thought of it in terms of the forums but now that you mention it I have been guilty of not clicking on many threads because the titles were redundant and I'd seen it asked so many times before.

I am even guilty of attending a "guru" seminar but I am proud to say that I didn't fall for their sales pitch to pay for a mentor.

What happened with "innocent until proven guilty" ?

Criminal liens can mean either (1) a fine was levied for a criminal activity in which the defendant was found guilty and since the fine was not paid the court perfected the fine and file a lien with the county in which the defendant's property is located or (2) the property was declared dangerous, an order was issued to remedy, the property owner did not remedy, and the county in which the property is located regards this as a criminal offense.If (1) then it needs to be paid off as would any other lien.

Ok- so here is a real life example of why wholesalers are, in my opinion, guilty until proven innocent.I constantly get emails from a guy who from time to time has what sound like very good real estate deals.

I feel a little guilty that I don't do it more often.  

I haven't run any hard numbers yet but my dad on the phone pleaded with me for two hours last night that I should not invest into the place because of the hidden expenses that would pop up over time.
