On the demand side, summer is busy but not nearly as busy as last summer as many people already took the 2nd dose and would rather take a plane to so somewhere else. 

It also helps to have a set of wheels and/or a guide on the bottom to keep the door from swinging out of plane.

Nena Oshkosh etc.when I bought my plane in 04 I did my High performance transition training all over N WI and MN  manufacturer was in Duluth.

The Baltimore City Section 8 program planed to roll out and entirely  new way of evaluating rents which would have seen lots of inner city rents go down and better areas go up.

Get on a plane, go to the local meetup groups, meet some folks from BP who live in the area, develop relationships w/realtors, property managers, log in to chamber of commerce sites, etc..I'm sure you'd do this whether home or away.  

Over time you may depend and trust your people on the ground a lot more but still suggest to spend the plane ride and accommodation cost, as you will be parking much more money there over the next few months/years.
