It would have saved asking the wrong people to do the wrong thing (above or below their pay grade/skill level), which ultimately resulted in some hard parting of ways.

The more work a developer has to do upfront the less of a purchase price you get.For example a seller selling a piece of land zoned residential with a house on it.The developer will have to level the house or have it taken away, clear off all the trees and brush, then grade the land to get it site ready along with putting in horizontal improvements.Before they do all that not only will they need to get zoning changed but have their site plan approved with density needs, access points, etc.All of that a developer wants approved before they buy as their price to the buyer is based on the developers highest and best use in their projection model once finished.

But it just seems to work that way. 3) New appliances - black 4) When flooring is needed: Medium grade frieze for carpet in living areas, ceramic in kitchens and bathrooms although sometimes I do laminate in kitchen depending on the height/surface in connecting rooms.5) Replace countertops if dated or damaged.6) Paint all walls - but only paint ceiling if really bad.7) Certifiy HVAC8) Replace kitchen faucet but not bathroom unless really bad.9) An upgraded ceiling fan in living room and master bedroom.Thats typically my list and then I do what most of the others have mentioned above.

Instead they are concentrating on elective pay as you go surgeries with immediate reimbursement vs the 90-120 days of fighting with Ins carriers.Given the future demand for concierge medicine I would be looking to build these stand alone 'pay as you go' immediate care facilities that are not much bigger than a Taco Bell & are conveniently close to a pharmacy.

I think the term intern here is more like a student or client fo a self employed person.Universities and colleges have intern programs and I have used them, they work for a grade.

There are different grades of vinyl, but in general I see more seal failure in vinyl than wood and that causes that cloud in  between the panes of glass.

We are building mid-grade houses in-town for about $61-63/sf, but that is acting as our own GCs and with contractors who have been with us for a long time.I don't know any local builders I can recommend (perhaps talk to @Aaron McGinnis), but I would expect to pay somewhere in the $80-120/sf for a typical mid-grade house if you hired it all out.

I'm assuming you're going with at least Douglas Fir - Larch, grade 2 lumber, and that you will be covering it with at least 15/32" plywood or OSB (and the appropriate fasteners) that is rated for your floor live load and span.Also, I don't know what floor finish you plan to have on this floor, or what ceiling you plan to have below these joists.
