here is just something to think about.lets take Manhattan, New York as an example.In Manhattan there are almost 30,000 real estate agents that are competing for the 10,000 real estate transactions that happen every year.

Hi thanks for the update, I've sold real estate in NYC for over 20 yearsand have seen dramatic price changes, I used to show buildingson Ave B and C in Manhattan for 100K but now they are overa million. 

Even at current prices in PF you can get 20%+ COC returns as long as you pick well. 

Even if you do, it's not terribly hard to live in Bucks county and hop on the AMTRAK and be in Manhattan in an hour or so.

I'm curious about the vacation rental market in the PF/Gatlinburg area.

For example, Manhattan did see a drop during the financial crisis (the worst since the 1930s) but only temporary for the simple reason that many Americans and foreigners believed (and continue to believe) that such prime real estate markets will not drop much and bounce quickly - and that has indeed been the case.

Although Staten Island is technically a NYC borough, it is really considered the suburbs here, so fortunately you'll be able to get labor at much lower rates than Downtown Brooklyn or Manhattan. 

All of these expenses equate to Manhattan prices, just in a subtropical setting.
