No offense Tony but I have found many lisc. property managers to be underwhelming and many folks who were not lisc. to be great - Not saying your wrong I am right - just offering up my experience.

my friend you are getting piss poor advice.. first off lieing about owner occ  is a federal offense as stated and they ARE putting people in jail for this... its not like the old days were it was a wink and a nod.If your putting 25% down then it can be non owner occ... maybe 30%   but that's the threshold.

Two or more times within a 12 month period, though, is when the communications become an actionable offense.

If they come up with an address, use one of the online services that will send a bag dog poo...... a bag of rubber dicks..... or some other very offensive article that people send to people they hate...and send away....it will be worth a few bucksOr insist on a phone call....and then keep them on the line with some stupid story and a million questions..... lots of examples on YouTube about people messing with phone scammers.....hilarious....

and they hang you for drug offenses DEALING   ..
