Take a bit of that money and invest in learning - go to meetups and the many events that take place related to investing in the city - some for free and some paid.

My plan is to mainly focus on cash flowing properties that make the 2% rule. 

I do have to pay 2.9% fees when I use it which makes it kinda not even worth doing in my opinion.

I think my main pain point is underwriting the property as it is and then seeing what it could be and then making decisions on if it's worth and how those decisions are made.  

As an agent, I make sure to avoid any activities that could be considered managing properties that I do not own because I am not insured for that.

JD, don’t disagree on some of the points you’re making above on responsive Web versus mobile app development, but it all comes down to level of engagement and what you’re looking to do with a site or service.

My question is, when do you think we will see foreclosures make a significant come-back?
