Low entry, limited inventory on market, a quick 2-3 month project How did you find this deal and how did you negotiate it?

. $950 income for the entire month seems quite low and probably justifies your concern.

But I don't see any low hanging fruit in any niche in real estate investing any more. 

Northern VT is strong too since Stowe in on the Epic pass and Jay gets a lot of the Canadian crowd.

I'm seeing DSCR rates start in the low to mid 6's!

Just my 2 cents on condos, as a PM and broker in FL:1 - Most do not work, whether restrictions on lease duration, or due to the numbers because HOA fees cause low ROI.2 - Check rules in your state to make sure you are grandfathered in case HOA changes the rules.3 - Most SFR do better than MF not just because of HOA but also because there are low barrier to entry for 1,2, even 3 bedroom units. 

With such a low interest rate, you’re looking at a prime opportunity to generate positive cash flow once rented, even if the market dips slightly.

Many books from previous years were in a low interest rate and low price point market.
