@Dustin Beam I've been on the buying side and (for the most part) the tenants don't know until there's a home inspection. 

The biggest thing is get laser focused on what you are looking for, i.e.

Sagging floors are common - is it because the floor joists are weak or cracked (usually easily fixed with beams and sistering) or is the foundation itself eroding, which can be a big deal.

Best thing to do is probably track the boiler line and measure surface temperature with a laser gauge until you find the spot that freezes.
