There are services out there that specialize in acting as registered agent.

It is equally important to measure the atrocious cost of inaction.

Let me give you some of my thoughts (I have my license but it is inactive):- One major benefit to having a license is commission savings you can see during the course of one year.

If rates make a jump of more then 2 points I would put off my increase in activity in this market for another 2 years to 2017.

For instance, if the post is more than a year old, or has been inactive for a year, when opened the date flashes.I know its' just easier to make a habit of checking the date before reading the post, but why do I keep not doing it?!

I might even be interested in acting on your behalf as the personal representative, so you retain control.

The judges I have seen in action here certainly wouldn't have tolerated it.

You can't be a buyers agent and not licensed.You can be an agent on INACTIVE status or an expired license but you cannot conduct any real estate activity that way.REALTOR is nothing more than a designation from NAR ( National Association of Realtors) lobbying group.

I have some prior real estate experience [licensed real estate agent (currently inactive/expired), some failed investments (my lesson learned "do your homework and due diligence", don't trust "friends").
