Buyer's agent, non-realtor

Has anyone sold a property through a buyer's agent who is not a licensed real estate agent? Our first rehab is on the market and we were approached by a person who says she represents buyers, is well connected in the community, and can possibly bring us some interested parties. Typically a real estate agent who brings a buyer gets a 3% commission. What kind of agreement/commission should a buyer's agent who is non-licensed and not a realtor get? She would not have exclusive rights to sell the property, and the property is listed on MLS for a flat fee through our wholesaler's realtor.
