You have to look at total taxes as a percent of GDP when evaluating tax rates because different countries have different systems of taxes.Japan has rates almost identical to the US.

you will need to qualify for the house under both payments, assuming you have no other rental properties over 2 years.I did this & it worked out wonderfully. house sat vacant for 2 days, tripled the amount of space in our new home, and 6 months later a comp identical to ours appraised for $20k more.everybody on BP said not to do it. that it won't be a profitable rental cash flow wise. but it has definitely been profitable from a net worth standpoint.so far, so good (fingers crossed)!

Only time I see this done is when you or someone have already flipped an identical property like next door or something and the properties are identical in the work needed.I can understand when its several properties daily you are looking at, if thats the case maybe step it up on the due diligence before you even come out to any house therefore your not wasting time on the skinny deals.But if you are a wholesaler, I appreciate you taking the time to do this for your clients.

As the agent for ALL sold properties in the area as well as ALL the current listings.As others have mentioned, your best comp for a townhome is another townhome in the same project with an identical floor plan and location.

Some tenants may actually prefer window units because it lets them cool the areas that they want cooled and they are less expense over time especially in areas where theft is common.

.- Every unit is nearly identical- all 2/1. 2 units per floor, 2700 sq.ft. per floor.- Each unit has nice original hardwood in good condition that can be refinished.- Paint is peeling of the walls and a lot of plaster is broken.

You can have three identical buildings and even tho their v/c are the same and their expenses are the same they can have drastically different NOI's depending on when their leases were signed.

@Rene Brodowsky I have found that lighting, sound, and the possibility of someone being in the house is the best deterrent to theft.
