European and in The Netherlands talking here.Had a meeting yesterday with a broker, I asked him if he foresees a crash in the housing prices due to corona virus (Europe is /was living a massive inflation in house prices) and he told me that selling houses to regular people (families, etc...) in fact stopped... mostly because visiting house is practically impossible during lock down (In The Netherlands it is normal to have open houses with 20+ people seeing the house at the same time and each one of them has only one opportunity o bid, so a hose of 200k goes easily to 250k).However, he also told me that the market of selling houses to investor didn't slow down a bit, its actually getting bigger and bigger, therefore he doesn't think the house prices will drop significantly (I don't know if he told me that just to convince me to use his services).

It cost me about $1000 to get all the supplies needed at the beginning (fresh water and sewer hoses, dishes, pots, pans, bedding, etc.)

It's the people that barely break-even or are cash flow negative when speculating in bubble areas that will be hosed when SHTF.I agree with Jonathan that we're probably 12-24 months from the next top.

In 6 months they broke 3 light fixtures - I had reports their kids were spraying a garden hose from the outside of the house into the kitchen, broke a large kitchen cabinet door, broke several plastic pieces of a new higher end Fridge, fist sized hole in the wall, carpet stains and the entire house may need another repaint, damaged woodwork, scratched kitchen cabinets, stole the curtain rods, curtains my wife spent a lot of time picking out stolen, destroyed the back yard - let the weeds grow several feet tall in the flower beds etc.

Before we started supplying W/Ds you should have seen some of the dumb installations I saw done by tenants - supply hoses jerry rigged with duct tape, drain lines not hooked up, dryer vents crushed flat, dryers miswired, etc.
