@Jeff Macdonald Seller financing could be a good way to start, but it can be difficult to find, and most sellers are hesitant because they don't understand it.

We have 2, 2families now and trying to get at least 2 more this year.We have hesitations with the RENO costs even though my brother is in construction we have not done enough deals to be confident.

Avoid carrying a clip board otherwise people are more hesitant to open the door.

If you only have 20K invested and the bank has 80K, they will be more hesitant to foreclose on a house they have an 80K stake in, whereas if they only had a 20K stake in the house (you have an 80K stake) they will pull the trigger easier because it is less of a loss.
