I would look to add value for this higher rent by allowing easier lease breaking, providing monthly cleaner ( also a way to keep eyes on the property) monthly home cooked meal in the home and a driver for one night a month.

The last option is their story might be 100% true but experience says it's not worth your time digging through the facts to figure out which is true.On another note, for waitresses, most meals are paid for with a CC and so tips are also paid with CC.

What I more meant was, compared to the abject misery of living in Southeast LA without a/c, I would literally only eat one 25 cent ramen meal a day if it meant I could afford a/c.It's really that bad.

Having only the oven go out is less of an inconvenience because entire meals can still be made on a stove top.I would give your tenant a credit, but it should be an "inconvenience" credit.
