Doing 98% of the work is not the ideal thing for a RE investor, your time should be spent generating relationships, getting deals, finding more money, and managing the contractors, not hitting every nail in the house yourself.Now I will admit I am one that would swing a hammer around and do some of the actual work, but that has reduced down to a very small amount these days, I did more of that when I started rehabbing just because I wanted a full understanding via experience, what it takes to get things done and since I wanted to be there every second duing the first few rehabs, I figured I should work rather than stand around watching the workers like a prison guard.

Bill B--I agree about the possibility of the prebate becoming a political football that would need to be diligently watched and guarded from politicians who would seek to exploit it for power and for the bribing of various constituencies.

This is my first Dev like this and that expenses caught me off guard.

Overall it was a huge mess.And our complex had a security guard on duty after 6 pm.Who got evicted, the lady and her baby after the guy was dead.Ya a little bit of Pot doesn't hurt anybody or Jeopardize anybody's tenancy.My experiences and I guess the way I do business is to try and protect my property and my other residents as best I can from people abusing illegal substances, and bringing other people to my property that can cause trouble.

The idea of diversification is often used in order to avoid risk, but often results in failing to achieve return potential due to over diversification.If you've done your research and have conviction in your investment strategy and ability to execute, you should exploit that as much as you can, while guarding for risk however possible.  

Our local military population is mostly National Guard, but last month I took the kids to an event put on by the FRG that was co-sponsored by a mortgage company that handed out goodie bags (coloring pages, candy, logo pens and travel mugs) to all the parents and kids with a flyer and business card explaining VA loans, eligibility, costs, etc.

I look forward  collaborating with all you guys guarding your back while you make $$$.           

At least now I know what to expect and won't be caught off guard.
