Easy to rent area, close proximity to a variety of activities (shopping, the highway, places of worship, entertainment), price was in my budget and only needed cosmetic fixes as the furnace and central AC were all fairly new.

and just shoot the breeze and talk shop. 

I recommend shopping around the local banks for terms. 

There are plenty of mortgage brokers out there that will shop your loan to multiple investors/lenders to get you the best deal and the seasoning will not be an issue.Talk to @Andrew Postell - he is very active and can help you with the back-end loan.Andy

You don't need to shop it around...and that's the mutually beneficial relationship everyone is looking for, that very few people are actually able to deliver on.I will listen to any wholesaler who comes to me on the first deal.

Assuming the price is exactly the same between your quotes - If I was you I would be looking for the best possible coverage amount / settlement terms for the price paid.Also once you think you have a final choice selected - make sure the numbers you are looking at are the real numbers and not what I call shopping numbers that then go to underwriting for review after the policy is issued.

While all your TSP/ IRA/ 401k/ whatever friends are losing their minds because they lost half their life savings, you can stretch out on your couch made of $100 bills you got from owning rental property, crack open a cold one, and watch the world burn while shopping for the next killer deal.

Had a couple years in between Moto shops that I worked for Western Nevada Supply, and that really opened my eyes to real estate.

Can you imagine a whole shopping center with Safeway, Grocery Outlet, Hair Solone, McDonald's, Tire Shop, Auto parts store, your friendly real estate office, etc all GONE with all the residences houses full of memories and the roofs over everyone around their head is/could be GONE in a matter of a few minutes.
