This is probably another reason why the BP community may not be keen on Turn Key since many follow the "Bible of BRRR(rrrrr....)" and turn key really hurts your ability to satisfy the "Refinance Repeat" portion Real Estate Investment is a game of risk and reward.

If you get laser in on one property it has a high probability of not being sold then the others you were not keen on or did not track end up selling and your caught flat footed and not prepared to bid.

This has doubtlessly been covered all over the place, but most of the posts I've read on alternative financing apply to different situations than mine. 

I am not really keen on SFH and would greatly prefer to start with small multifamily until I can graduate into larger multi's.

We are keen to keep this tenant as long as possible.

I'm also keen to get more hands-on experience with value add plays.
