My tenants are decent people and I let them know that I hate these kinds of conversations and if other people are complaining then clearly there is a pattern here that is wrong on their end. 

Until he wasn't.Sometimes people change due to pressures we don't see, and sometimes people are just like m&ms . . . dark on the inside with pretty painted shells. 

Thought about Stainless Steel wire, but tends to sag if people put their feet on.

The subgroups are usually smaller and easier to get to know people.

When ADU is complete, rent it or move in and remodel main house.After a few years, I think it is highly likely (again wouldn’t count on it, but would leave the possibility open) that CO allows and encourages those who build ADUs to subdivide their properties so that more people can own their homes.sell the ADU and main house separately, benefit from enormous upside.

The only caution I give people is to make sure they have a solid income to where they won't feel the pain of the loan. 

That's not a guarantee - some of those people may be breaking the law too - but it gives you a good idea where to start.
