Same complaints about quality, and yet somewhat shoddy tract homes continued to appreciate at high rates to this day. 

Are you looking at large ten to a hundred acre tracts of raw land or developed but vacant residential lots or something in between?

I always check to see what the comparable houses are in the area especially in the same tract.

Easily digestible up to  date mortgage content.

I have an old single family property that sits on about .25 acres of land that that is surround by a couple larger tracts of land (~3+ acres), which is vacant / wooded area.
