If everyone else has a disposer and dishwasher then that would be the expectation and you are at a disadvantage.I bet the husband had to get rid of his wife's healthy cooking and if he throws them in the trash she might see it so he used the disposer.

When you go to court the judge will see the seller wasn't disclosing a material fact and will show "willful intent" to cover it up.That will cook the sellers bacon.The contract lays out remedies for breach by either party.

We had designed one in a condo development - I think we called it a "Pet Spa" where a resident could wash/clean their dog and/or have a groomer use the facility for haircuts, cleaning etc.

I'd require talking to them pre-purchase and to some of their other landlords assuming they lease their other facilities (if they don't, why not).

If a facility is 30 years old look for either large reserves or a lot of new construction with new roofs, good siding and good paving.Look for a history of special assessments and understand what that is all about.
