For a home over 10 years old, & some additional variable factors, it is within the norm to be more in the 1,200 to 1,500 a year range.From an investor perspective, in the last couple of years, many insurance carriers have gotten tougher on 3 tab shingle roofs.

They are all double wides with shingle roofs built in 1998 except for two singles (not in the greatest shape) Property taxes are $1950 A year For all of them.

The only way to have done that was if we had removed shingles and clapboards to look at sills and studs from the outside.

I will be replacing the roof (has life, but shingle cuppage and moss have worn parts of it thin, into some layers of wood) new gutters needed as well.
