In my experience, most of the time when people ask me if I am the owner/landlord/property manager, they usually have pretty bad financial situation, and often time they were already rejected by the large complexes, so now they are taking their chances with the" operator owners" , and they are hoping/praying that they will not get another rejection for their application fees.

this article seems to summarize the issue.... its weird that rentals outside the downtown area are charging similar rent without the convenience or updates these new complexes are offering.

Since less people are into owning their own homes, developers have been building these huge complexes with just enough perks to push for rents that most locals won't pay... unless they are either older and do not want the house maintenance costs anymore, or if they are younger buy from the city where moving further out seems like a better rent.Side note: I've dubbed Long Island as the land of illegal apartments.
