In the event you use a GC,  you should be listed  as an additional insured (both professional liability and commercial general liability) which protects you moving forward.

Back in the 1970s when I first entered the real estate profession (my fellow bankers were shocked that I left international banking to work as a COMMISSIONED commercial real estate salesperson!)

(The exception being large apartments and commercial properties, of course.)

The threat of a lawsuit can be minimized thru your commercial property insurance.

There are handful of DSCR lenders (mainly commercial style lenders) that do not report these loans on personal credit.
