On the 30-40% charge, in my area, that cost includes linen service and full cleaning between guests as well as a handy person to deal with things.

The only numbers that matter from that point forward are:1) How much of my money goes out to acquire & fix the problem2) How much money comes back for my return.Oh yes, as far as out of the box, I thought sending cookies was kinda clever. .

However, I am on the fence because I am going in and completely re-decorating, changing out ALL linens, updating kitchen supplies, etc.

NOT in a war zones either...EVER - glad we agree on that :)Good marketing and clever list pulling will sometime out perform deep pockets...Knowledge is wealth, and power, and perhaps an investment in education is better than overpaying for properties? 

People who lie to landlords and want to try to find their own clever ways to "cheat the system" get no sympathy from me.
