Several years ago I had a fire in one of my units, the water and smoke damage was extensive the whole building (two unit) had to be gutted and rebuilt. after spending two months of going back and forth with my ins co I finally settled on an amount sufficient to rebuild the building.

Another cliche is the best way to triumph in a lawsuit is to avoid it in the first place.What I am more concerned about are frivolous lawsuits, such as a tenant blaming his emphysema on some non-existant mold at my property and not the 3 packs of cigarettes he smokes daily.

Smoke and heat damage was apparent from the kitchen area about 30 feet away and most of the drywall is shot.The roof is intact, but will require a full redo of the drywall and ceiling, I am guessing electrical and plumbing as well.
