I personally feel that many rockie REI's lose their ability to be successful because they waste to much time and money on over hyped junk...

I know gurus like to hype stories like this (and I always wonder if it's pure sales fiction complete with paid actors) but I'd like to think it actually happens in real life to real people.I'm genuinely curious.

Its a little different than the rest of TX, but its more hype than anything.

Forget what you read on Facebook most are just hype.

No one was lied to, seller sold as is, buyer got a deal on a commercially zoned office location.One issue is gurus, coaches, mentors or system sales types that sell the hype to new naïve types wanting to get into RE.

When I was on these boards previously I was hyped, but I really had no idea of what to do.

Just ask the people who bought and believed the hype in 2006..

Don't believe the hype... : )You have immediate capex which is items needed to be corrected right away for the proper operation of the property and then you have ongoing capex items over time where they might be okay today but at some point will need to be addressed.

I ordered a bunch from Amazon and many were outdated or they sell hype with no substance.
