I've had them do panel replacements, pull new circuits, install recessed lighting, etc.

A neighborhood for $150k houses, you probably won't appraise at $225k with granite, soft close cabinets and awesome light fixtures.

I thought I'd just cast some light on the positives. 

Ottawa was great but the numbers dont make sense no more.I also found that in many of these markets, the sellers are retiring, they are not overly greedy, some offer seller financing and there is always great value add opportunities (mostly under value rents, easy light reno cosmetic jobs and leases that include electric heat and water which can easily be transferred back to renters.

Ideally that snowball will turn into a couple smaller residential value add buy and hold deals to build a system and team, familiarize myself with the rehab side of things, bring to light the things I don’t yet know that I don’t know, and gain some credibility.

Just lighting, plumbing, toilet sink install, and a shower stall install, plus doors and walls?

In fact, I usually take care of light duty repairs myself. 

We were talking about cleaning the unit out, some paint, replacing light bulbs and light patch work.

The only improvement I would consider add-on is recessed lights...
