It was to research on the internet what you wanted/needed and then go in person to an authorized dealer (Sutherlands in this case) who can special order what you want/need.Glad to know about the internet sale condition though.

Also be aware of when you need to get a Dealers license for doing this. https://www.biggerpockets.com/forums/30/topics/87382-how-many-individual-mobile-homes-can-you-buy-sell-per-year-before-getting-a-mh-retailers-license--find-out-here According to this once you do 2 you need a license.

You have to get the drug dealers out or you'll never get quality tenants in the other unit so you'll end up renting to some of their customers.

"Client" is rather a miss-used term, RE agents have clients, representatives have clients, an art dealer-broker has a client, attorneys have clients, it infers an agency relationship or acting on behalf of another principal.
