If it looks like you have a viable argument, find on of the "go to" lawyers that is in front of the zoning board at every single meeting.

I am not going to go through a lawyer, the rent is not much, so its not worth trying to drag them to court or collect back rent, and it would cost me more in attorney's fee's than it's worth.

Not to sound cynical but many professionals --- whether a lawyer, a CPA, or something else --- can get "lazy" when it comes to commodity work.

Right off the bat before I’d start calling lawyers and looking up laws and regulations I’d call the agent and ask what their intentions are and how they think this is okay how is going back to bidding justified ?

I plan to talk to a RE Lawyer sometime next month, just trying to get some ideas on there on what I can look into.
