But the property will need a 10.000$ investment in second hand furniture paint job to be ready for sell or rent. let`s say i`m flipping for 60-70.000$ how much am i gettting for ROI Wise about 20%.And can i make that sale in 2 months because other properties are selling for the same price and my property has a new paint job?

Essentially you would not have any real involvement but full transparency can be provided so if someone could offer a guarantee on a secure turnkey rehab solution, would an investor be wise to take up this opportunity.

@Donna Matessa, the reason why BP generally likes the "1% Rule" is that it's taken for granted that wise investors will always aim to use as much of other people's money (borrowings) as we can, and we know that most Lenders will lend out ~70% of properties' appraisal, if not more. ie.
