I can tell you that this works well in B class suburbs of Kansas City - Overland Park, Blue Springs, Lee's Summit and C areas - Independence, Raytown, Belton, Grandview.

I am looking in Blue Ridge, GA and the market is very hot and obviously prices are high.

I would avoid war zones, but if you are after cash flow, some of my best cash flow properties are in blue collar neighborhoods.

.- 4-5 star hotels are going to open: Radisson Blue ( 2021), Hilton, Mercure - new high way will be developed which will improve the traffic between Bucharest and Brasov ( 5-10 years ) - new Shopping Mall + premium office in the center of the city will open this year, Nov.2020.

The other markets we are considering include Blue Ridge and the Smoky Mountains. 

Self-important, so I have a hard time delegating. blah blah blah, the list goes on.I sit around, read the internet, dream big things....AND NEVER DO ANYTHING ABOUT IT.I have a wife and a young baby, a blue-collar hourly job that exhausts me every day, and live paycheck to paycheck.I have the "POTENTIAL" to do huge things.... but I don't.

Invitation style envelopes, hand written fonts and colored blue will all spark interest in and get your mail opened more, but the question is will it increase the QUALITY of your leads?
