I'm close by in Staten Island NY but the market here is very difficult to get anything more then 5% cap so I'm looking for cash flow close by and I find these areas most cash flow desirable..Does anyone have any does or don't that has dealt in this area?

New flooring throughout, 2 completely redone bathrooms, took down walls to open the place up a bit, new doors, fresh paint, some crown, lots of patching, light kitchen remodel that include granite tops and an island with concrete top, new dishwasher and range, new HVAC units, moved some electrical around, new garage door, some fresh landscaping, added a fire pit, and gave the porch a facelift with some new posts.

High end has not recovered much off shore (Linwood, etc.) but on the other end of the island (margate, longport) they developing like crazy.

I even sent the cops over on a wellness check I thought maybe she expired.but no just was not going to sell.. so she lived in a home that was uninhabitable to most humans for 2 years for free.. once the judge signed my order the title company transferred title based on that order but waited another 60 days incase she appealed.and in Oregon at least I had to have the full cash money to buy the property sit in escrow for those two years and this was 6 figures.. so while granted some wholesaler may be able to pull this off economically .. the reality is they won't.. wholesaler are just real estate agents selling real estate illegally by and large.. so its nothing different than us brokers having a sale fail.. it happens get over it move on. we are now just tearing this house down..
