Once in a rare while, I dont even see a future rent number listed on a vacant unit which lowers the cap rate and GRM significantly so you have to do your due diligence to uncover a gem.

after seeing the photo of the house, i think it would look ok to paint the windows and door so it's not obviously plywood. the house looks ok other than that, maybe buyers wouldn't give it too much of a second glance, since your house will be so nice and that's what they're there to see.
