Although I am not ready to pull the trigger and purchase right now, I have been looking into both of these markets and would love to connect with an experienced realtor who has lived and worked in the area for quite a while who would be a great resource and eventually my realtor and the first of my team.I will be planning my first trip out there within the next 6 months so I would love to connect with someone who would be willing to meet me and show me the opportunities out there.For the meantime I just would like to establish contact with them for more insight on my goals and if they believe that I can find what I am looking for.

I read somewhere that a transferred deed can trigger all kinds of fees depending on the location, as well as tax implications down the road.

However, our lawyer has informed us that it could be problematic because transferring a mortgaged property to an LLC can trigger a “due on sale” clause in the mortgage documents, which basically states that if the property is transferred the lender can deem that a default,  which is an event that allows the lender to call the mortgage (i.e., require it be paid off in 30 days).Has anyone else come across this issue in NY State?

That said, Columbus is a stable market with high demand across the board...all supported by any metric you care to consider...it's a challenge to find the perfect deal, but if you are prepared to pull the trigger and broaden your reach by building your relationships and networking something will turn up.

Now the growth of the base up there and housing shortages you may have some long term/ “off season” (non-summer) options, that wouldn’t been a bad thing but w the harsh winters, and likelyhood of cabin fever, is think your market is extremely small and even then, my requirements and checks would wipe out most of those interested.I wouldn’t waste my VA on it though.

This gives you a CoC ROI of 20%+.If you're confident in your numbers (ARV and reno budget is where you have to be really locked down), I say pull the trigger.
