Wanted to jump in and mention that I am spinning up a deal in Cape Coral right now with Zach and team after much research on here and many conversations with them.

I get not wanting there to be heresy and talk bad about others but as you said, he hurt investors and will most likely spin up another syndication in the future forgetting this last one. 

It may be that the inspections and good old boy network are a spin off of that investigation.We will not buy in the city of Belleville and do not recommend it to others. 

If you don't have any acceptance, you might spin your wheels a lot writing up offers without knowing if they are acceptable.

LTR is great if your fine with spinning wheels for a number of years until you have enough built up to start buying more properties that could be STR.If you do partner up with someone, make sure to have an agreement written up that's legally binding.

@KJ D'Costa If this is your first deal in your pipe then you will quickly spin out of control when you have 2,3,5, 10 deals in your pipe.  

My plumber alerted me when he noticed my water meter spinning (he was there to install a backflow preventer). 

I’m not sure a mini split will operate that well at such low temps and the electric meter will certainly be spinning!

I'd spin it that you are doing this for her so that noise is minimized.Might want another camera facing toward her house so you can document anything she is doing.
