Spinning Up Wholesale Business in WNC
Hey Everyone,
I am personally in the process of spinning up a Wholesaling Side Business here in Asheville,NC on top of my W2 job as a Geek Squad Home Theater Installer and want to eventually make it full time in the next couple of years one I get a nice nest egg saved up and own a couple of Multi-Family units I find while Wholesaling that I cant pass up.
I have already joined CREIANC and started Networking with Buyers and have been driving for Dollars with Deal Machine and Building a List with Propstream. About to send some Direct Mail Post Cards this week. About 500 to start out. I am also in the Middle of Vena Jones-Cox Wholesaling 8 week school. Doing a lot of the assignments she is having us do.
My Goal is to close Average 1-2 deals a month while working my Full Time job Tuesday-Saturday 8-4PM EST and work on Wholesaling Average 15-20 hours a week which should net a least 2 deals a month.
A couple of questions for the experienced Wholesalers and Real Estate Investors:
1. My Budget is about $300 a month for Programs/Tools (Data Base, Driving for Dollars App, CRM, and Potentially a Basic Website that is actually included in my REIA membership.) Then about $500-1000 for Marketing a month. Ideally want to start out with 500 Direct Mailers every two weeks and some Bandit signs/Car Magnets. Then after I get a couple of deals under my belt, training up a VA to answer calls, cold call, and Administrative stuff while I am at my other job which would be another $600-800 a month.
I am personally Subscribed to the Basic Deal Machine App and Propstream which is about 150$ a month (I am loving both programs so far). I am personally looking into a Call system and a CRM. I came across Resimpli which looks like it has most of the stuff I want but is rather new and does not have many reviews and is another $100. Does anyone recommend a suite of programs for everything I want to do for under $300 total so I have money left over for Marketing and Hiring a VA?
I understand the process of Wholesaling pretty well and know how to hustle and not affraid to talk to people. My main goal is to do something that is helping others that is fulfilling while making some money. Coming to findout I actually have a true passion for REI.
