I am currently looking for a reputable hard money lender in Colorado.

However, the broker has a reputation to maintain with his buyer list, and he knows both sides need to play-nice in order for the deal to happen, so he's incented to be helpful to both parties.

We've used him for real estate closings and he has a very good local reputation.

I hired a plumber who did the excavation as well as the replacement as he specialized in sewer lines.

There are a few things on our tasks list that we want to have checked out before we rent it out and need some referrals on dependable masons  such as an electrician, plumber, heating and cooling, and fix a retaining wall and reinforce a metal fence.  

Getting a reputable roofer out was a nightmare, but worth it in the long run. 

Only deal with reputable, experienced wholesalers.

Some lenders may verify, with no income verification, but with a higher interest rate, but this is something I need to do more research on and very much welcome any suggestions on any reputable companies I could work with.On that note, I am roughly familiar with a federally insured Title 1 loan that would even be applicable to properties one does not own!

But a reputable GC would be greatly appreciated for a newer investor like myself.

I know in our area here.. most realtors simply are not going to work with contracts that don't have POF's  they have trained their sellers that its a waste of time to work with any contract that does not have POF>and not just mail order internet POFs must be from local reputable lender that they can verify..
