They put a plastic kitchen table in the front yard. 

I do the following: plastic sheeting over studs; 30lb felt over that; cement board over that (bottom doesn't touch shower pan or tub by about 1/4" or so); thinset or mastic depending on the tile; caulk all seams.

Aloha,Unless you actually have a place to store them, I would say they would need to store them, wrapped in plastic or a tarp, out of harms way and re-install them at move out so you can confirm condition at that time.

Managing a property isn't brain surgery - it's like anything - you study it in advance, you learn, and once you're actually doing it, you'll learn things on the fly that wasn't discussed on any forum or printed in any book. 

One fall with surgery or worse and that amount isn’t enough in NY and I’m sure other areas.
